Sections of Gulf Shores Alabama

The farthest point West in Gulf Shores is the old citadel - Fort Morgan.  There's a handful of Gulf Shores condos in this area and two more - the Beach Club and Kiva Dunes - about halfway down the 22-mile peninsula that is the farthest point South in Alabama.  A few other towers closer to the intersection of Hwy 59, on the South and North side of Fort Morgan road, constitute the entirety of Fort Morgan's condos.  South and just across Little Lagoon is the West Beach area which is home to many of the condos in Gulf Shores.  Gulf Place - which was once called the Gulf Shores Hangout - separates East Beach from West Beach.  East of Gulf Place is also many of Gulf Shores' condos and they span to the Gulf State Park with the State Fishing Pier and Royal Palms condos serving as an unofficial marker for the end of Gulf Shores condos.

There are plenty of condos on the North side of Beach Blvd, but moving North, the condos dry up and One Club, which was once called Emerald Greens, is one of the only Gulf Shores condos North of the intracoastal bridge.  One Club sits on the only 9-hole golf course in Gulf Shores, but there's plenty of other condos for sale on golf courses including Cypress Point at Craft Farms or condos at The Racquet Club, and The Links Golf Villas located inside The Peninsula community in Fort Morgan.

Different types of Gulf Shores Condos

Gulf Shores Alabama is home to many different types of condos.  Aside from the obvious, which is location and size / number of bedrooms, there's different construction techniques.  Many of the older condominiums were made from wood while it's now mandatory for condos, especially gulf front condos, to be made from poured-in-place reinforced concrete.  The Phoenix All-Suites belongs to a category collectively called "Condotels" which is basically condos on the outside and even on the inside, but owners are limited with changing the units and must use the condo's management company - in this case Brett Robinson.  There's also a Phoenix All-Suites West in Gulf Shores and the Escapes condo in Orange Beach is also a version of a condotel.  The Gulf Shores efficiency condo is smaller and typically has a floor plan with one room for the living and kitchen area with the bathroom being separate.

The different waterways like the lagoons, bays, rivers, canals, bayous and others make for a variety of differing condos with the Gulf of Mexico having the most by far.  Gulf Shores condominiums typically have 1BR units, 2BR units and 3BR units with many buildings offering a couple of 4BR units - sometimes more.  Finding 5BR condos for sale in Gulf Shores is uncommon and for those looking for something this large, a beach house would probably be the best option.  Gulf front homes are expensive, but the rental revenue for beach houses is phenomenal and really helps to offset the costs.  All of the homes and condos, especially on the gulf, really generate strong revenues and with a cash-flow statement, it's easy to see how investors can usually afford much more than expected.  As far as buyers, there's numerous types of investments ranging from development opportunities, whether it's residential, duplex-style properties or commercial real estate, existing condos and pre-construction condos - which has steadily been gaining momentum since early 2017.

Gulf Shores Condos with Boat Slips - Quick Links

A number of Gulf Shores condos on Little Lagoon, Mobile Bay, and the Intracoastal Waterway offer boating facilities including community docks, assigned or 1st come, first served slips, and launches. Most of these condos are found along Little Lagoon in the West Beach area of Gulf Shores where just a few hundred feet of land separates the lagoon and Gulf of Mexico. Lagoon TowerSea Oats, Bel Sole, and Lagoon Landing are condos that offer the best of both world - boating and deeded beach access across the street. Navy Cove Harbor  is the only condominium on Fort Morgan Road that features a private marina. Nestled inside Navy Cove which opens into Mobile Bay, boaters can quickly reach the Gulf and excellent fishing around the oil rigs. Further north towards Bon Secour is Plash Island, a triangular island that features several waterfront developments such as Sailboat BayBayJohn and Sunset Bay at Bon Secour IV. Away from city traffic and noise, these condos are great for nature enthusiasts with tranquil surroundings and great views overlooking Bon Secour Wildlife Refuge, Intracoastal Canal, and Mobile Bay.

This video covers all of the condos for sale in Gulf Shores, Alabama;  East Beach area of downtown.  Royal Palms is approximately one mile East of the Gulf Shores Hangout / Gulf Place and serves as a good measuring stick for walking distance.  Under the common assumption that people average a speed of 4mph when walking at a casual pace, it would be a 15 minute walk from the Gulf Shores Hangout to Royal Palms.  Along the way, numerous restaurants, shops and outlets and the condos in between are all listed below.  These condos are basically on the East side of Hwy 59 which is why they are referred to as East Beach condos and the Gulf Shores condos for sale on the other side of Hwy 59 are naturally referred to as West Beach condos.  One of the main differences is that West Beach does not have an entrance other than to the East.  This is one of the major reasons that West Beach is much quieter, with less traffic than East Beach.  (The West Beach road is approximately 6 miles long with the Gulf of Mexico on one side and Little Lagoon on the other.  The road ends at Laguna Key, which is full of upscale Gulf Shores beach houses.)

These are the westernmost beachfront condos for sale in Gulf Shores Alabama.  Sunrise Village is the last Gulf-front condominium in Gulf Shores to the West.  This particular group of West Beach condos is a little older with an average age of about 30 years.  In the mid-80s, wooden construction was the go-to and Seacrest and Casa del Sol represent the only two buildings where poured-in-place concrete construction was utilized.  But while these Gulf Shores, gulf-front condos may have some years in the bank, they rent really well with the two-bedroom units in Seacrest grossing approximately 33,000 dollars annually and Casa del Sol grossing twenty-nine thousand per year.  Because these condos are a little older, they represent highly economical ways to own a beach front condo in Gulf Shores Alabama.

The West Beach video covers the very end of the gulf front condos for sale in West Beach with Sunrise Village serving as a marker for the last gulf front condos in Gulf Shores, Alabama. Sunrise Village, Sundial, and Beach Front are all low-density developments built in the 1980s. Just a handful of these units are truly beachfront with the others offering indirect gulf views or north-facing views. Approximately three miles down West Beach Blvd is Lagoon Pass (under the Lee Callaway Bridge) a popular spot with clear, calm water (on the Little Lagoon side) ideal for paddle boarding, fishing, or swimming. Just pass the bridge are family-friendly condos Sea Oats and Gulf Shores Surf & Racquet Club along with luxury high-rises Lagoon TowerMustique and Bel Sole.

New Construction - Gulf Shores

January 6, 2021 - After much success with Phoenix Gulf Shores, Brett Robinson has announced Phoenix Gulf Shores II as its next pre-construction project. Phoenix Gulf Shores II will be built in East Beach between Royal Palms and The Colonnades condominiums. The complex will hold 110 units with three- and four-bedroom floor plans and offer similar amenities of the newer Phoenix buildings such as lazy rivers, outdoor pool with slide, modern fitness centers, and owner storage closets. Construction of Phase 1 at Sea Glass condominium is nearing completion at the end of the month. Sea Glass will offer a total of 51 units (21 units in Phase 1 and 30 units in Phase 2). Located in West Beach, this gulf front complex will offer a zero-entry pool with splash zone, hot tubs, grilling area, dune walkover to the beach, and covered parking.
