The Lighthouse Condo was built in 2006 and is the best rental condo in Gulf Shores. It's also the largest condo in town with over 250 units. The Lighthouse is a great gulf front investment condo in Gulf Shores because of this rental traffic. Each unit in the Lighthouse has an additional rooms that most have converted to a bunk room for extra sleeping accommodations. Oceania in Gulf Shores is a luxury condo built in 2006 with 1 unit per floor. It has extra large floor plans at 4,000 square feet and great views of the Gulf of Mexico and also views of Little Lagoon on it's Northern balconies. The Colonnades Condo is a medium-density building with 53 gulf front units built in 2006. The Colonnades rents very well, but units are priced higher because of a nicer amenity package and large floor plans. The Colonnades is close to the Alabama State Pier and State Park and includes a library, theater and indoor heated pool with a retractable roof. The interiors also have upgraded surfaces, flooring and other nice touches.

Island Tower Condominium was built in 2004 in the popular West Beach area of Gulf Shores, AL. Island Tower's 65 units are a short walk from the Hangout and other Gulf Shores attractions. Island Tower, like the Colonnades has upgraded interiors, a great amenity package and is a medium density condo. Island Tower rents well and would make a great second home or rental property.

San Carlos Condo, built in 2006, sits in downtown Gulf Shores and is also an ideal rental property. It's consistently one of the top income-producing condos with an amenity package that helps keep it rented in the Winter months.  San Carlos is centrally located and walking distance to the public beach and Gulf Shores Hangout.

Island Royale was built in the West Beach area of Gulf Shores in 2002 and is one of the better rental properties in town. Seawind Condo in Gulf Shores is a newer building; built in 2006 and located where the old Holiday Inn was. It's a great income-producing condo in the same bracket as the Lighthouse and other aforementioned investment properties. Seawind condo was one of the last $600 per foot condos.  At one time, Seawind was grossly over-priced, but currently is in-line and offers a solid investment from a rental aspect as its prime location in Gulf Shores makes it one of the more popular destinations in town.

The Beach Club Condos in Gulf Shores were built around and have everything you need to vacation.  The Beach Club consists of four towers and all of the units are direct gulf front.  The Beach Club Condos feature numerous restaurants, a spa, pool-side entertainment nightly, shopping and beach rentals ranging from chairs to jet skis. Two of our areas top golf courses are within a 5 minute drive.

Crystal Shores was built in 2004 in the West Beach area of Gulf Shores. This 88 unit, gulf front, development is comprised entirely of 2 bedroom condos around 1,000 square feet. Royal Palms was built in 2000 and is the closest condo to the Alabama State fishing pier and State Park. Many of the units in Royal Palms have bunk beds in the entryway allowing for additional sleeping arrangements. Tropic Isles condominium is another nice development built in West Beach in 2000. Tropic Isles is a popular, low-density building, with 40 units close to the Gulf Shores Hangout and other local attractions.  Tropic Isles is an ideal rental producing condo and makes for a great gulf font investment.

 


The Dunes Condo

The Dunes is a getaway from a getaway sitting at the farthest point in Alabama before you get wet on Fort Morgan road. This 68 unit development, built in 2002 is not an ideal investment condo from a rental standpoint, but if you are looking to get away from the crowd when you visit the Alabama Gulf Coast, the Dunes Condo may be just what the doctor ordered.

Caribbean was built in 2000 and only has 32 units. Caribbean is located in the popular West Beach area of Gulf Shores and is only a couple of minutes from downtown. Floor plans range from 770 square feet 1BR units to 1058 square feet 2BR units.  The Caribbean is very close to downtown Gulf Shores and a variety of entertainment venues and restaurants.

Island Winds is one of the pioneer condos in Gulf Shores, AL, built in 1983. Island Winds is 2 gulf front buildings with around 85 units per building. All of the condos in Island Winds East and West are not direct gulf-view. Many of the units offer indirect gulf-views. Seacrest is 72 units built in 1996 by one of the area's reputable developers. Seacrest has a unique feature in bunk beds in the entryway which allows for additional sleeping arrangements. Seacrest is a little older, but rents well and makes for a good investment property.

Legacy condominium is a low density development with a mere 24 total units built in West Beach in 2001. Legacy is another great rental property in downtown Gulf Shores and the corner units offer Northern views of Little Lagoon to the North.  Legacy would make for an ideal second home / rental condo.

Surfside Shores I & II are approximately 50 units per building located in the West Beach area of Gulf Shores. The two mid-rise towers were built in 1994, are a couple of minutes from downtown Gulf Shores and rent well. Surfside Shores condos are priced where they make good investment options and a good opportunity to buy a condo on the beach at a great price.

Ocean House I & II was also built in the West Beach area of Gulf Shores, AL. These 2 mid-rise towers were built in 1995 and both house approximately 45 units each. Ocean House has always been a popular vacation destination constituting repeat business.  Ocean House has an outdoor, gulf front pool, BBQ area, covered entry and a common lobby.

Crystal Tower condominium was built in 2006 and have a superior amenity package including a gulf front pool, indoor heated pool, game room, spa / hot tub, steam room / sauna and each unit has views of the Gulf of Mexico and Little Lagoon.  The building is actually on the North side of the beach road but has unobstructed views of the Gulf of Mexico.  Crystal Tower's pool is on the beach and has the only beach walkover in the area.

Boardwalk condo was built in 1985 and located in central Gulf Shores directly next to Sea-N-Suds restaurant.  This restaurant is home to the best shrimp poor boy on the island and one of the last gulf front restaurants.  Sea-N-Suds is on the end of a pier over the Gulf of Mexico and is a really neat local attraction.  Boardwalk is walking distance to the Alabama state fishing pier, state park and Gulf Shores Hangout.  All of the units in Boardwalk are direct gulf front and have unimpeded gulf views.

Buena Vista condo is a low density building with only 34 units, built in 1985. Buena Vista is located in the West Beach area of Gulf Shores and all of the units are not direct gulf front. Some of the condos in Buena Vista offer partial or indirect gulf views.  Buena Vista is very close to downtown Gulf Shores and a wide range of restaurants and entertainment venues.

Tropical Winds has 32 units and was built in the popular West Beach area of downtown Gulf Shores, AL in 1996.  All of the condos in Tropical Winds are direct gulf front.  Floor plans in Tropical Winds range from 1,100 to 1,400 square feet and are all two and three bedroom condos.

Castaways condo has 36 units and was built in central Gulf Shores in 1984. The floor plans in Castaways are all two and three bedroom condos ranging from 1,200 to 1,700 square feet.  All of the units in Castaways condominium are direct gulf front and offer unobstructed views of the Gulf of Mexico.

The Whaler had 27 units and was built in central Gulf Shores in 1984. The condominium sits next to the Lighthouse. The Whaler is one of the few buildings in Gulf Shores with indirect gulf views from some of the condo units. This effects value and rental income.  The Whaler is walking distance to the Hangout which increases value and income, it's a classic trade off, but overall, the Whaler is a great beach front condo in downtown.

Edgewater West condominium was built in 1984 and consists of 43 units, all of which are direct gulf front. The tower is located in West Beach and close to a variety of area attractions, such as the public beach and Gulf Shores Hangout.  Edgewater West features an outdoor pool, common lobby and the condos are pet-friendly.

Edgewater was built in 1982 and consists of only 28 direct gulf front units. The building is located in the popular West Beach area and rents well in the Summer months.  Every condo in Edgewater sits directly on the Gulf of Mexico with unimpeded gulf views and is close to downtown and a variety of interesting things to do.

Island Sunrise consists of 60 units built in 1982 in central Gulf Shores, AL. Island Sunrise, like the Boardwalk, is very close to Sea-N-Suds restaurant. Floor plans in Island Sunrise are all 1 and 2 bedrooms and range from 660 to 950 square feet.  Island Sunrise is in the heart of downtown Gulf Shores, AL and walking distance to downtown Gulf Shores and the numerous restaurants, shopping outlets and entertainment venues.

Gulf Tower condos were built in the popular and quiet downtown area of Gulf Shores, AL known as West Beach in 1984.  The 49 units in this condominium are all direct gulf front two bedroom units at approximately 1,000 square feet.  The condos in Gulf Tower sit in a quieter area of Gulf Shores, AL.

Gulf House has 31 units built in 1981 in central Gulf Shores, AL.  Unlike most condo developments, all of the units are not direct gulf front and some offer partial or indirect gulf views.  The design is staggered as the above image shows which offers partial gulf views from much of the building.

Clearwater condominium has 32 units and was built in central Gulf Shores in 1998. The floor plans in Clearwater are all 1 and 2 bedroom condos ranging in size from 650 to 950 square feet.  The Clearwater condo is a good rental producing condo and an ideal rental / investment property on the Gulf of Mexico.

Spyglass is a very low-density condominium in the West Beach area of Gulf Shores having only 11 total units. The development was built in 1984. The floor plans for Spyglass range between 650 and 900 square feet and are all 2 bedrooms.  There is not much info available for Spyglass, but we can gather additional sales info upon request.

Regatta condominium is one of Gulf Shores oldest beach front developments built in 1980. Regatta is also the only wooden framed building in central Gulf Shores, AL. Regatta, due to it's location, is one of the most popular condos on the beach in Gulf Shores and is the closest to the Gulf Shores Hangout.

Gulf Shores Surf & Racquet Club condominium is on the North side of Beach Blvd in West Beach and has deeded beach access. This condo has a wonderful amenity package that most are unaware of. The 168 units that make up the Surf and Racquet Club offer a diverse collection of gulf views as well as views of Little lagoon. Floor plans in this condominium range from 500 to 800 square feet and are all 1 and 2 bedroom units.




Points South Condo

Points South is an older condominium in Gulf Shores that had no recent sales info on the MLS and therefore nothing could be found on the subject. An effort is being made to determine why this is the case. Meanwhile, please call or email for updates.

Sandpiper consists of 48 units built in 1984. This condominium features some direct gulf view units, but most have indirect gulf views. The floor plans in Sandpiper are all 862 square foot 2 bedroom condos.  Sandpiper is not very far from the Gulf Shores Hangout and walking distance to numerous Gulf Shores attractions.

Seaview is an older condominium in Gulf Shores that had no recent sales info, but the Gulf Shores condominium is walking distance to a host of downtown attractions and Bahama Bobs is close too.  Please contact us for Seaview info.

Ocean Reef condominium is located in the popular West Beach area of downtown Gulf Shores and was built in 1982. The 45 units that make up Ocean Reef range in size from 560 to 1,500 square feet. Ocean Reef condos are not all direct gulf front and the building has one, two and three bedroom condos.  Ocean Reef is walking distance to numerous local hot spots.

Harbor House is a fairly low density condominium in the West Beach area of Gulf Shores, AL. Not all of the condos in Harbor House are directly on the Gulf of Mexico.  Harbor House is in a great location in downtown Gulf Shores and walking distance to various things to do in downtown, like the Hangout.

Gulf Shores Plantation is located approximately 13 miles from the intersection of Hwy. 59 and State Hwy. 180 (Ft. Morgan Road). The condos are located in the Kiva Dunes golf community.  The Gulf Shores Plantation is also near the Beach Club which has multiple restaurants, a spa and plenty of things to do.  This spills over on the beach and a lot of visitors in this area wind up at the Beach Club condos at some point.

 


The Indies Condo

The Indies condo is a secluded at the end of Ft. Morgan or State Hwy. 180. If you're looking for a place off of the beaten path and away from the Summer traffic, the Indies is a great choice.  The Indies condo is approximately 25 minutes, or longer depending on traffic, from the public beach area and the Gulf Shores Hangout.

Sunrise Village condominium is located in West Beach. This is a popular area of Gulf Shores, AL and is only a couple of miles from downtown Gulf Shores and the area attractions located in town.  Island Sunrise is a little older, but rents well and represents a great opportunity to own a gulf front condo in Gulf Shores at a great price.

Sun Chase condos are also located in the West Beach area of Gulf Shores, AL. The condos are only 11 blocks from the Gulf Shores Hangout and the public beach.  Sun Chase condos in Gulf Shores is located in a little niche of older, wooden-construction condos and walking distance to various Gulf Shores area attractions.

Sundial condominium is located approximately 1.6 miles West of the intersection of Beach Blvd. and Hwy. 59 in Gulf Shores, AL. These gulf-side condos have a variety of views of the Gulf of Mexico and Little Lagoon depending on location.  The Sundial condo was built in 1988 and there are approximately 24 individual condos that make up the Sundial condominium.

Royal Gulf Beach & Racquet Club condos are located at the end of Fort Morgan road which is approximately 15 miles West from hwy. 59. These condos are a little older, but offer an opportunity to buy a place at the beach, on the gulf, at a bargain.  The Royal Gulf Beach & Racquet Club was built in 1984 and consists of 141 individual condos.  The floor plans in the Royal Gulf Beach & Racquet Club are all two bedroom units and not all of the condos are direct gulf front;  some offer partial gulf views.

Plantation Palms is also located in the Kiva Dunes area on Fort Morgan road. These condos are walking distance from the golf course. Again, these units are a little older, but very affordable.  Plantation Palms condos were built in 1998 and the floor plans consist of one, two and three bedroom units.  Plantation Palms has approximately 84 units and not all of the condos are direct gulf front.

Gulfside Townhomes are located approximately 1 mile East of West Pass in the popular West Beach area of Gulf Shores and less than a mile from the intersection of Hwy. 59 and Beach Blvd.  Gulfside Townhomes, as you can see from the picture above, has direct gulf front condos are many offer partial views of the Gulf of Mexico.

Beach Front condominium is located in the West Beach area of Gulf Shores approximately 1 mile West of the intersection of Hwy 59 and Beach Blvd.  Beach Front's best feature is its location and would make a great second home only a couple of miles from the Gulf Shores Hangout.  Beach Front is on the Gulf of Mexico side of Beach Blvd., but not all of the condos are direct gulf front.  Some of the condos offer unimpeded views of the Gulf of Mexico and some offer partial gulf views.

Gulf Village is located in West Beach also. Southern Sands condominium in the popular West Beach area of Gulf Shores, AL is close to the Gulf Shores Hangout. The building may have some years on it, but therein lies the opportunity to get a place on the Gulf of Mexico at a great price.

Driftwood Towers condo has 49 units and was built in west beach in 1983. This condominium is close to Gulf Shores attractions and walking distance to Bahama Bob's restaurant which is one of the last gulf front eateries in Alabama.  Driftwood is also very close to the Gulf Shores Hangout and the beach in front offers chair and umbrella rentals in the warm months.

Bel Sole condominium is located 1 mile West of Little Lagoon bridge in the West Beach area of Gulf Shores, AL. The condo is a short drive to downtown Gulf Shores.  Bel Sole is one of the new condos in the West Beach area of downtown Gulf Shores and the condominium is actually on the North side of Beach Blvd., but offers great views of the Gulf of Mexico and has Little Lagoon access on the North side of the condo.

Evening Tide is a located in the West Beach area of Gulf Shores, AL. Gentle Winds East is located next to Waffle House in downtown Gulf Shores, AL. The condos have deeded beach access and are close to numerous area attractions.

Grand Beach Resort is not directly on the Gulf of Mexico, but it's just on the North side of East Beach Blvd. The condo offers unspoiled views of the gulf and sits across from undeveloped state owned beach in East Gulf Shores.  Grand Beach Resort is close enough to the Gulf Shores State Fishing Pier to carry gear and the pier is across the street from Lake Shelby and the Gulf State Park.

Lagoon Tower is a low density condo located in the West Beach area of Gulf Shores. The condo has boating facilities and wonderful views of the Gulf of Mexico.  Lagoon Tower is close to downtown and offers upscale condos on Little Lagoon.

Lani Kai condominium is located at the fork as you make it in to the West Beach area of Gulf Shores, AL. The condo is approximately one half mile from the intersection of West Beach Blvd. and Hwy 59; walking distance to the Gulf Shores Hangout.  The Lani Kai is a little older, but still just as close to the Gulf of Mexico.

Bayjohn is located near Plash Island off of County roads 4 and 6. Bayjohn is at the mouth of Oyster Bay as it enters Mobile Bay and in between Gulf Shores and Bon Secour, AL.  These condos in Gulf Shores are approximately 10-15 minutes from the Gulf Shores Hangout and downtown.

Beachview is on the opposite side of East Beach Blvd. from the Gulf Shores Hangout, the Pink Pony Lounge and the public beaches of Gulf Shores, AL.  These older condos offer some neat spaces with phenomenal location.

Las Palmas is located in West Beach near the Pier 33 grocery / convenient store and numerous restaurants in the West Beach area. Less than a mile from the Hangout and public beaches, Las Palmas is conveniently located to downtown.  Las Palmas was built in 1983 and is entirely comprised of two bedroom floor plans.

The Resort Conference Center is located in the Kiva Dunes community on Fort Morgan rd in Gulf Shores, AL. These condos are 15 minutes from downtown Gulf Shores and fairly secluded as condos on the gulf are concerned.  The Resort Conference Center condos were built in 1985.  The complex consists of 107 individual units and floor plans in the Resort Conference consists of one, two and three bedroom condos on one of the best golf courses in the entire area;  voted one of the best new courses in America when opened.

Spinnaker Pointe is less than 1 mile from the Hwy. 59 and Beach Blvd. intersection in central Gulf Shores, AL. The complex has indirect views of both Little Lagoon and the Gulf of Mexico.  Spinnaker Pointe is a small condo made up of duplexes.  There are 10 units in Spinnaker Pointe and the building was finished in 2005.

The Sands - West Beach is located in the West Beach area of Gulf Shores, AL.  The Sands is a low-density complex consisting of only 16 individual condos and was built in 1980.  Floor plans in the Sands of West Beach are all three bedroom condos.

The Village is also located in the West Beach area of Gulf Shores Alabama. The Village consists of 15 units built in 1984. Amenities include an outdoor pool, BBQ area and, of course, the location.  The Village is an older complex and was built in 1969.  The Village only has 19 condos and the floor plans are all one and two bedroom units.

Three C's condos are located in the West Beach area of Gulf Shores and a couple of blocks from the Gulf of Mexico. The condos are relatively new and offer an economical alternative for a condo at the beach.  Three C's is in a great location in West Beach and close to a variety of things to do in downtown Gulf Shores.

Twelve Palms resembles a large house and is on one of Gulf Shores' many inlet waterways.  Twelve Palms is in the heart of Gulf Shores and a short trip to anywhere downtown.

Village by the Gulf is like the Three C's and is close to the Gulf of Mexico and offers an inexpensive way to buy a condo at the beach.  These condos in Village by the Gulf are walking distance to a variety of area amenities.

Southern Sands is located on West Beach in central Gulf Shores, AL and is another small place in the West Beach area. The complex is approximately 1/4 mile from the Gulf Shores Hangout and the public beaches of Gulf Shores and a host of other things to do.

Dolphin View is located approximately 2 miles West from the "T" in downtown Gulf Shores in the popular West Beach area.  Dolphin View condo is a small place on West Beach and walking distance to a number of great downtown activities, including the Gulf Shores Hangout.

Dunewalk East & West is basically a duplex located just West of the Kiva Dunes gulf club and is a short walk to the Gulf of Mexico as well as some great golf along its shores.  This is a great place, out of the way, and close to the area's better golf courses in the Peninsula and Kiva Dunes.  Craft Farms and the Gulf Shores Golf Club are both under 10 minutes.

Escapades is located in the Fort Morgan area of Gulf Shores, AL approximately 20 miles West on State Hwy. 180 making it close to the end of the road.  Escapades is also near the Fort Morgan marina and a short drive to the golf courses at Kiva Dunes and the Peninsula.

South Pointe is located approximately 5 miles East of Fort Morgan and close to the Mobile Bay ferry which launches from near Fort Morgan.  South Pointe is located directly on the Gulf of Mexico and offers guests and owners something most condos can not....peace and tranquility while in Gulf Shores on the beach.

The Rookery condos are located on the 7 mile-marker on Fort Morgan road; approximately 16 miles West of downtown Gulf Shores, AL. The property features tennis courts, swimming pool, BBQ area, boat/trailer storage and a secluded location.  The condos may be slightly secluded, but a short drive to downtown Gulf Shores and its area attractions.

Gulf Shores Alabama condos have been steadily been growing in value since Katrina.  The process has been slowed from time to time, like during the BP oil spill, which happened in April.  This slowed down the sales for the Summer, but by the next year, the beaches seemed to be back to normal. Condos have sold in Gulf Shores prior to Katrina for well over $550 per square foot and a current square footage cost for the best rental condos for sale in Gulf Shores is around $350.  This is quite a gap and the gap will close in the near future and the area will probably experience another pre-contruction condo boom like that of 2003-2004.  Gulf Shores has plans to completely renovate the entire downtown area, redirecting the heavy flow of traffic and making in more pedestrian-friendly.  For more info on these plans, click here.

Gulf Shores, AL condo sales were steady through 2010 and have improved in 2011. The cost of buying a gulf front condominium in Gulf Shores or Orange Beach is as low as we've seen since 2003. Before hurricane Katrina, buyers were paying approximately $600 per foot for Gulf Shores condos.
