Currently, there are 3b corner units for sale in the Lighthouse in the high $400,000 range. They have been exceeding $50,000 in annual rentals, it's a great investment. With little effort and assistance from some of the Gulf Shores real estate sites which promote exposure, these units WILL cash flow and require little out-of-pocket expense to maintain. When you factor in the current low market prices associated with the Lighthouse as well as other local condominiums, it's a great avenue for investment.
The 1 bedroom units have a unique feature in the Lighthouse. They have 7x6 spaces called a "computer room" that many owners have utilized as an extra bedroom. The space is small, but large enough for bunk beds. The room had to be labeled as a "computer room" due to fire safety regulations. The 1 bedroom units are averaging around $35-40,000 per year in gross income. The 2 bedroom units in the Lighthouse condominiums are probably the safest option for an investment in the Gulf Shores area, especially when bought at current prices.
