Grace and Ascension are currently in the pre construction phase. While not yet finalized, ground has been broken and construction is under way. Currently, these two gulf front towers are planned to use 6.63 acres on the Gulf of Mexico near the intersection of Perdido Beach Boulevard and Highway 161 in central Orange Beach, AL. Ascension and Grace is respectively planned to be the second and fourth tallest buildings in the entire state of Alabama. Ascension is planned for 37 stories (469 feet) and Grace is planned for 36 stories (449 feet). Turquoise Place is the tallest gulf front condominium in Orange Beach at 377 feet. The tallest buildings currently in Alabama reside in Mobile, AL (RSA Tower - 745 feet) and Birmingham, AL (Wells Fargo Tower - 454 feet). Ascension will consist of 200 gulf front units comprised of 140 four-bedroom units and 60 five-bedroom units. The floor plans will range in size from 2,700 square feet to 3,700 square feet. Grace is consist of 76 gulf front condos comprised of 18 three-bedroom units, 56 four-bedroom units and 2 five-bedroom penthouses at 6,500 square feet.
Both buildings will be rent-restricted with Ascension requiring a 7-day reservation and Grace requiring a 30-day reservation. This is intended to limit the traffic in the buildings. Many of the condos in the area allow multiple weekly check-ins. Grace is intended for owners that actually live in the condo or spend much of the year using their Grace condo themselves. The planned amenities for the condos are impressive to say the least. The condos will share several large pools, and different water slides ranging in size from 16 to 20 feet tall; both indoor and gulf front. The current plans call for 930 feet of lazy river that meanders throughout the property and the first swim-up tiki bar in the area. Additional amenities include BBQ grills, covered parking, exercise rooms, a sundeck, boardwalk, beach chair / umbrella rentals and reserved parking. An interesting feature planned for the towers is balconies that do not block the views from the main living area. Grace and Ascension will also have an informal gathering spot near the lobby for owners and guests to watch the game while enjoying the views of the beautiful Gulf of Mexico. The developers have also added a kind of outer service road that should help with the flow of traffic.
