The Beach Club condos are approximately 10 miles west on Fort Morgan road (181) and are off the beaten path a bit. In return for taking the road less traveled, guests are rewarded with 2 fantastic golf courses a few miles in either direction. Upon leaving the property, you literally can't miss them. The Beach Club consists of 4 gulf front towers and a large clubhouse containing an indoor heated pool, a restaurant, spa, exercise room and a pool-side snack bar.  The Beach Club's towers were built beginning in 1998 with the Catalina tower followed by the Doral tower in 1999, then the Bristol tower in 2001 and finished in 2002 with the Avalon tower.  The Beach Club has floor plans ranging from 670 square foot 1 bedrooms to 4 bedroom units at 2,231 square feet.

The Beach Club in Gulf Shores is one of the few exclusive spots on the island you never need to leave.The Beach Club offers a resort lover's environment and a friendly atmosphere provided by the staff of the Beach Club in Gulf Shores, AL.  All of these things helps keep vacationers coming back year after year. This 8 story 32 unit low density complex is a Gulf front complex that was developed in 2000. The interior units are 1 bedroom / 1.5 baths (771 sq. ft.) that offer bunk beds in the hallway for additional sleeping space. The corner units are two bedroom / two baths (963 sq. ft.). Each offers a nice floor plan with interior features such as full size washer and dryer, Jacuzzi tub, separate shower and his and her vanities in the master bath.
Caribbean is a low density complex that offers amenities that are rarely found in a complex this size. Clearwater condo is located just under a mile east of Hwy 59 on Beach Blvd, in Gulf Shores, Alabama. It is extremely close to the Gulf Shores state park and the fishing pier.  It is an 8 story mid-rise condominium with only 32 units.The building consists of one bedroom interior units that are 640 square foot and corner units that are two bedrooms that are 960 square foot. The really nice feature that each of these units offer is bunk beds that are built into the hallway, that provide additional sleeping space (one bedroom sleeps 6 and two bedrooms sleep 8).
Clearwater condos provide a community outdoor pool, kiddie pool, as well as barbeque grills making it easy to grill for family gatherings. The Colonnades condominium is one of the newer condos in Gulf Shores, AL.  It's a low density complex with a library, indoor, heated pool, small cinema, outdoor pool, hot tub and great views of the Gulf of Mexico and Northern Gulf Shores from the elevated Northern balconies.  There are 3 and 4 bedroom units. The Colonnades condo is located just less than 1 mile east of Hwy 59 in Gulf Shores. This 18 story, 53-unit, high-rise condominium sits directly on the beach. The Colonnades is a short walk to the hangout, public beach, state fishing pier and state park.
The Colonnades condominium is one of the most upscale developments in Gulf Shores, AL to date. Crystal Tower condo in Gulf Shores is one of two non-beach front condos that made the list. It has an incredible amenity package including a game room for the kids (bring plenty of quarters) and various other things that may be for you, but the rental income drops off significantly.  
Crystal Tower condominium is one of the newest complexes in all of Gulf Shores, Alabama. Built in 2006 it is a 20 story, 170 unit, high rise tower. The building consists of 170 units. It is located a little more than a mile west of the "T" on Beach Blvd. This West Beach complex is located across the street from the beach on the North side of Beach Boulevard. However, the complex owns 75' of beach front ground where they have built an air conditioned walkover to access the MILLION DOLLAR BEACH SIDE POOL and beach.  This is why this condo was included on our Gulf Shores Gulf Front Condos list.
Crystal Tower features a gulf front resort pool that includes a hot tub and a lazy river type water feature. The pool deck offers decorative brick paving and a covered gazebo. On the Tower side, you will feel right at home as you walk into the lavishly decorated check-in area that is wrapped in granite and limestone. In addition, there are both an outdoor and indoor heated pool, sauna, health club, game room, and on-site management.  Crystal Tower may be on the north side of Beach Blvd, but is a real gem on West Beach that offers one of the very best amenities packages in all of Gulf Shores. Island Winds Condominiums

Island Winds condos are the closest condos to the Gulf Shores Hangout to the West.  There is a boardwalk that leads all of the way to the Gulf Shores Hangout.  Island Winds East and West are two of the very first concrete, tower type complexes in Gulf Shores, Alabama. The complex is located just on the west side of Hwy 59 and border the Gulf Shores Public Beaches. The complex offers one of the very best locations possible, close walking distance to all of the downtown activities including numerous restaurants, shops, pubs and where they hold the annual Shrimp and Hangout Musical Festivals.
Island Winds consists of two 8 - story , 87 unit buildings. The complex was built in 1983. Each building consists of 1-2-3 bedroom units. The units range from 600 sq. ft, 82 sq. ft., and 1234 sq. ft. respectively.  Being that this is an older complex, the units tend to be slightly smaller than the newer complexes. There are both direct gulf front units and units that offer an indirect or side view of the gulf. But keeping the rules of real estate in mind, the 3 most important things to consider...location...location...location, make this a very popular complex. Legacy Condominium

Legacy condo is another great condo in the West Beach area that's low density and priced to provide a great investment.  Legacy is located 1.3 miles west of Hwy 59, Beach Blvd. intersection in Gulf Shores. This 9 story, 23 unit building is a low density mid-rise condominium, AL. Legacy is located directly on the Gulf of Mexico and offers great views of the beach and the gulf! The building offers 2 bedroom units that are 1,248 square feet as interior units, three bedroom 1,324 square feet corner units and two 5 bedroom penthouse units that are 2,030 square feet. It was developed in 2001.
Legacy condo offers spacious floor plans and gulf front views from the living room and master bedrooms of each unit. The two bedroom floor plans offer a "media room" that can be used as an additional bedroom or bunk room. This is a great feature for rentals! The units offer high ceilings, granite counter tops in the kitchen and a jetted tub in the master bedrooms. The complex offers a heated outdoor pool and bbq area. Lighthouse Condo in Gulf Shores which has been the best rental property in Gulf Shores since it's completion in 2006.  The Lighthouse condominium was probably the most awaited and sought after complex in Gulf Shores history. On the release date for the pre-construction project for the Lighthouse, our company received over a thousand reservation applications in 24 hours from investors across the nation. Our developer stopped taking reservations at this point due to the fact that there were only 251 units to offer. This 19 story complex offers 1, 2,3 and 4 bedroom units ranging from approximately 900 to 1600 square feet on the corners. It offers a superb location, just 1/2 mile from hwy 59 in the heart of Gulf Shores, AL.  The Lighthouse is a great place to vacation with it's proximity to some of Gulf Shores' favorite attractions, such as: the Gulf Shores State Park, the Gulf Shores hangout, and the Gulf Shores state fishing pier;  all are within easy walking distance. There is also a menagerie of shops, restaurants and other family oriented attractions
The Lighthouse offers many different floor plans. It is one of two buildings on the beach that offer a "computer room". The one and two bedroom units have 7'x6' spaces called a "computer room" that many owners have utilized as an extra bedroom or a bunk room. The space is small, but large enough for bunk beds. The room had to be labeled as a "computer room" due to city building requirements in regards to the ratio between number of bedrooms to parking spaces provided. The three bedroom corner units also have a unique feature with two gulf front bedrooms. In addition to the unique floor plans, these units offer many nice unit features, such as, granite counter tops, high ceilings, floor to ceiling windows, and a jcuzzi tub in the master bath. The complex offers one of the best amenities packages in the area. The Lighthouse has two outdoor pools (one with zero entry and water spouts), two hot tubs, heated indoor pool, sauna and fitness areas, bbq grills, covered parking and on-site management. The Lighthouse has also been the best condominium rental-property in the area since its completion in 2006. It's booked in peak and off seasons due to the amenity package which caters to a variety of vacationers making it a great investment. There are owners in the complex that are seeing occupancy rates between 300-340 days a year! The 1 bedroom units are averaging between $30-35,000 per year in gross income. The 2 bedroom units producing between $35-45,000 and three and 4 bedroom units producing in excess of $40-55,000.
With little effort and assistance from some of the Gulf Shores real estate sites which promote exposure, these units WILL cash flow and require little out-of-pocket expense to maintain. Ocean House I & II condos are located in the West beach area near downtown Gulf Shores, AL.  The Ocean House condos may be a little older, but they make up for the wrinkles with prime location and a great reputation as productive rental properties.

Ocean House represents the "mid-range" type of complex.  It is neither new nor old, and it's not one of the cheapest priced buildings on the beach nor is it the most expensive.  It represents a very nice, mid-range priced investment property on the beach.  It has the potential to be a very solid investment property and is easy to keep booked as an owner and represents a great place to get started.

Regatta condo in located in the heart of downtown Gulf Shores, AL and walking distance to the Gulf Shores Hangout.  The Regatta in the closest actual condominium to the Hangout and public beach, considering that the Phoenix All-Suites is a condotel.  A condotel differs from a condominium in the rights of owners and ownership of the condo.  A condotel is not owned out-right like a condo and things like decor changes and rental management options are limited.
All of that said, the Regatta is approximately 200 to 300 yards from the Hangout and also walking distance to numerous downtown restaurants, beach front shopping outlets and a variety of area attractions.  The Regatta in Gulf Shores is one of a small handful of condos that are designed like a horseshoe and all of the units do not offer direct gulf views.  The way Regatta is designed, some of the condos offer side-views of the Gulf of Mexico, but the sheer location makes the Regatta one of the best places to stay in all of Gulf Shores, AL.  The Regatta was built in 1985 and the floor plans for the building are all two and three bedrooms that range in size from 900 to 1,100 square feet.  The condos in Regatta share a outdoor pool that sits in the middle of its horseshoe-shaped design.  The pool has a beach walkover from the gate all the way to the beach in front.  Click here for images, maps, video, amenity info, property details and other useful info for condos for sale in the Regatta in Gulf Shores, AL.

 

Royal Palms Condominium

Royal Palms is the last condo in Gulf Shores, AL before leaving and getting in to Orange Beach, AL.  Royal Palms is the closest condo to the Alabama state fishing pier and all units are direct gulf front.  Royal Palms is located 1 mile east of Hwy 59 in Gulf Shores and directly borders the Gulf State Park. This 14 story, 101 unit building is a poured in place, concrete, high rise condominium. It is situated directly on the beach and offers great views of the beach and Gulf. The building consists of one bedroom / two bath, 650 square foot units and two bedroom / two bath, 941 square foot units. Royal Palms was developed in 1999 by Chip Harbour.
The complex offers unique floor plans that include an area for built in bunk beds in both the one and two bedroom units. This offers additional sleeping space which is much desired in most rentals. The complex offers a heated indoor pool, hot tub, outdoor pool, covered parking and more. Being the last condo on the East end of Gulf Shores makes the views to the East unspoiled. This also provides for a slightly less crowded beach area as well. San Carlos Condominium

San Carlos condo is similar to the Lighthouse and rents very well.  The only significant difference is that San Carlos does not have an indoor pool.  San Carlos is located in the heart of Gulf Shores and only .2 miles East of the Hwy 59, Beach Blvd. intersection and walking distance to many local restaurants (including the Hangout), pubs, shops, and the state park pier.  San Carlos is considered one of the most upper scale complexes in all of Gulf Shores.  The high-rise building is 19 stories with 142 gulf front units.  The complex offers two bedroom , three bedroom interior and three bedroom corner and penthouse units. The condos are larger than the "typical" units on the beach ranging from 1,224-2,154 sq. ft.  Unit features include granite counter tops, high ceilings, crown molding, floor to ceiling windows, wet bar and a jacuzzi tub in the master bathroom.  The complex amenities include a large outdoor pool with zero entry, barbeque area, covered parking, fitness area, sauna, and a huge owners lounge/meeting room.
The San Carlos condominium has an interesting history.  It was completed in 2007 in the midst of a volatile real estate market.  San Carlos was developed by the same developer as the Lighthouse condo, but what a difference a year can make.  The real estate market was in full decline by the time the complex was nearing completion.  This resulted in a large number of the original pre-construction buyers not closing on their units due to the faltering Gulf Shores real estate market.  The aforementioned developer was left holding approximately 80% of the units. The developer sold the units to an investment group at a discounted price.  This investment group held the units hoping for a quick turnaround in the real estate prices.  A turnaround that did not happen and prices continued to drop.  The investment group were forced into foreclosure.  San Carlos condominiums began a trend in our area for a solid year....real estate auctions.
