Island Shores condo and Island Sunrise condo are all next to Boardwalk condo and Sea-N-Suds.  They are a close walk to the Gulf Shores Hangout and other attractions.  Gulf House condo is a few buildings down to the East.  Gulf Tower condo is in West Beach.  All four of these condos in Gulf Shores are older and as I mentioned before, represent an opportunity to buy a condo for less and enjoy life more.

All of these condos in Gulf Shores are a little on the older side of life, but offer an economic alternative to some of the pricier condos in Gulf Shores.  Boardwalk condo is in central Gulf Shores directly next to Sea-N-Suds (home of the best shrimp poboy on the island) and walking distance to the Alabama state fishing pier, state park and Gulf Shores Hangout.  Buena Vista condo and Tropical Winds condo and Castaways condo are all in west beach and close to area shopping and attractions.

The Dunes is a getaway from a getaway sitting at the farthest point in Alabama before you get wet on Fort Morgan road. This is not an ideal condo from a rental standpoint but if you are looking to get away from the crowd for a few days and nights, The Dunes Condo may be just what the doctor ordered. Caribbean and Surfside Shores are older and are both are in west beach minutes from the action in central Gulf Shores. Seawinds Condo in Gulf Shores is a new building located where the old Holiday Inn was. It's a great income-producing condo in the same bracket as the Lighthouse and other aforementioned investment properties. Seawinds Condo was one of the last $600 per foot condos and at one time was grossly over-priced, but now is in line and offers a solid investment from a rental aspect as it is really in a prime location in Gulf Shores and all units are direct Gulf Front.

Ocean House Condo in Gulf Shores is an older development and still rents well.and has one unit per floor. Crystal Tower Condos have a superior amenity package and are actually on the north side of the beach road but have unobstructed southerly views. Crystal Tower is a few minutes from downtown Gulf Shores and has our only walkover. Crystal Shores West is in west beach, have a good amenity package and I would consider this condo a great income-producing property.

The Regatta Condo is one of Gulf Shores oldest condos and is one of the few wooden construction buildings in central Gulf Shores, AL.  Like Island Winds East and Island Winds West, it makes up for its age with location sitting next to the Hangout on the east side with a boardwalk for the stroll over.  Gulf Shores Surf & Racquet condo is on the North side of Beach Blvd and has deeded beach access.  Ocean Reef is another condo featuring an older style of construction just like Spyglass condo.  All of these Gulf Shores condos, except Regatta are located in the West Beach area of Gulf Shores.

All of these condos in Gulf Shores are great rental properties.  They are all very similar in amenities, price and features.  I would say that Island Royale has a slight advantage in rental potential as it is the newer of the four.  Indoor pools are something to weigh heavily in your decision as the off-season renters really appreciate somewhere to swim other that our, moderately, icy Gulf of Mexico in January.  All of these condos for sale in Gulf Shores have indoor pools.

Gulf Shores, AL condo sales were steady through 2010 and have improved in 2011. The cost of buying a gulf front condominium in Gulf Shores or Orange Beach is as low as we've seen since 2003. Before hurricane Katrina, buyers were paying approximately $600 per foot for Gulf Shores condos. Currently, there are condos for sale in Gulf Shores starting in the low $300's - the deals are plentiful and the buyers market is open for business.
There are currently numerous foreclosures and short sales in the Gulf Shores condominium market which is unusual and won't last long. Condos currently for sale in Gulf Shores start in the high $100,000 range and go up from there. Most investors weigh heavily the income potential for Gulf Shores condos while deciding which investment is right for them. Typically renters like newer buildings with a thorough amenity package: outdoor and indoor pools, hot tubs, saunas and steam rooms, exercise facilities etc..There are many condos for sale in Gulf Shores but the following are especially well equiped and offer numerous amenties ensuring guest comfort and increasing the likelihood for off-season bookings and repeat business: Island Royale, Lighthouse, San Carlos, Island Tower, Crystal Shores, Crystal Shores West, Colonnades and Seawinds. The Lighthouse Condo and San Carlos Condo both sit in downtown Gulf Shores and are both ideal rental properties. They are consistently top income-producing properties with amenity packages that keep them rented in the Winter.  Lighthouse is probably the best investment condo in the area.  It has bunk rooms that allow extra sleeping accommodations.  For example, a 1BR unit in the Lighthouse sleeps 6 comfortably if the unit has a sleeper sofa. The Colonnades Condo and Island Tower Condos are lower density buildings, rent well, but are priced higher and have more amenities, especially Colonnades which has a library and theatre. The Colonnades Condo and Island Tower Condo are both in central Gulf Shores and are a short walk from the Hangout and other Gulf Shores attractions.  The Colonnades condo is very close to the Alabama State Fishing Pier and only a few hundred yards from the State Park.

Island Winds condo in Gulf Shores is one of the pioneer condos in Gulf Shores. It may be older, but Island Winds makes up for it's age with its location sitting directly next to the Gulf Shores Hangout with a boardwalk under your feet for the walk. The Beach Club Condos in Gulf Shores have everything you need to vacation. If one desired, they could never leave the property. The Beach Club Condos feature numerous restaurants, a spa, pool-side entertainment nightly, shopping and beach rentals ranging from chairs to jet skis. Two of our areas top golf courses are within a 5 minute drive. Clearwater and Fourwinds are condos in Gulf Shores that I would call good income-producing properties with all units direct gulf-front and a basic amenity package.
