Real estate sales in Gulf Shores and Orange Beach, especially in the condo market, have been picking up considerably.  In 2011 we saw one half of the gulf-front condominium inventory sell.  Current owners of gulf-front condos in Gulf Shores and Orange Beach are noticing and are more reluctant to let their property go for less than market value than a year ago.  As we lose Alabama Gulf Coast condo inventory, we will see a rise in price.  Condo rentals have been through the roof and each year seems to eclipse the last and condos are again cash-flowing.  In short, I would not expect another real estate auction for a while.  The comments below are from our previous auctions and I leave the info up as a sort of time line.


The idea of a Gulf Shores real estate auction in 2004 - 2005 was unimaginable. As the times change, so do the opportunities. The first condominium auction in Gulf Shores was largely successful. Over 1,000 people braved terrible weather for the chance at a bargain. After another successful auction at Sunset Bay we anxiously await yet another Gulf Shores real estate auction. The next auction in Gulf Shores will took place at San Carlos Condos In Gulf Shores Alabama It was successful also and all of the unis sold. Crystal Tower was the first notable project to go to auction in Gulf Shores. There were 1000 people in town braving the weather to try and get a deal on a condominium. For the story and more, click here.

After the first auction was cancelled, a second auction was held in

February and was a huge success. Over 1,400 people turned out to

have a chance at buying a condominium. The prices were aroun

$275 per square foot and approximately 60 units were sold. There

are still a few units left along the same price points. This is one of

the best deals on the beach right now and San Carlos is renting
