Orange Beach, AL condo sales were steady through 2010 and have improved in 2011. The cost of buying a gulf front condominium in Orange Beach or Gulf Shores is as low as we've seen since 2003. Before hurricane Katrina, buyers were paying approximately $600 per foot for Orange Beach condos. Currently, there are condos for sale in Orange Beach starting in the low $300's - the deals are plentiful and the buyers market is open for business.
There are currently numerous foreclosures and short sales in the Orange Beach condominium market which is unusual and won't last long. Condos currently for sale in Orange Beach start in the high $100,000 range and go up from there. Most investors weigh heavily the income potential for Orange Beach condos while deciding which investment is right for them. Something to think about when deciding which condo is right for you is - what are your intentions for the unit? Are you going to use the condo for a rental unit or will it be strictly a second home? If you plan to rely on the income to help with the mortgage (like most), you will want to consider buying a condo in Orange Beach with an indoor pool. The snowbirds that will rent your condo in Orange Beach in the winter may want a pool to swim in without possibly contracting hypothermia. Opal condo in Orange Beach is a luxury condo with one unit per floor at around 4,300 square feet.  Sandra Bullock owns a condo at Opal so don't be surprised to see her acting up around the pool from time to time.  Opal is rent-restricted.

The Nautilus condo in Orange Beach, AL is similar to Opal having one unit per floor.  Condos in the Nautilus are around 3,300 square feet and have 4 balconies worth 1,300 square feet.  Like Opal condo, Nautilus condo is rent-restricted.

Perdido Place condo in Orange Beach is rent-restricted, has spacious floor plans and an old-school look to the building.  It's located in East Orange Beach and is close to Florida.

The Sands was one of the first luxury condos in Orange Beach having large floor plans and wrap around balconies.  Indoor pool and other amenities make The Sands condo a great place for vacation to Orange Beach and is located in the heart of town.

Admiral's Quarters condo in Orange Beach, AL was built in a time when density was not as much as a factor as it was in 2004-2005 and as a result, the units are larger.  Spacious floor plans and large wrap-around balconies make Admiral's Quarters condo a luxury gulf-front condominium in a great location of Orange Beach.  Admiral's Quarters is partially rent-restricted.

Turquoise Place condo in Orange Beach, AL is the one of the newest luxury condos in the area and has everything you can think of for an Orange Beach vacation including a lazy river, spa, tennis courts, shopping, pool-side tiki bar and all of the basic amenities.  I personally like to think of it like the Georgia / Florida game as Orange Beach's largest outdoor cocktail party.

Caribe resort condo is similar to Turquoise Place condo in the sense of amenities, but has something Turquoise Place does not - a marina.  Caribe condos have a marina that has the second closest access to the Gulf of Mexico in all of Orange Beach.  It's literally a minute from Perdido Pass.  Caribe is on the North side of Perdido Beach Blvd. and not all units have a direct gulf-view.  Because of the phenomenal location, all of the condo units in Caribe have a view of the water whether it's the Gulf of Mexico or Old River.

Regency Isle condo in Orange Beach is one of the best rental condos in the area.  Regency Isle has all of the amenities needed to keep renters happy all year long and is located very close to the world famous Flora Bama beach bar.  If you are looking for a condo to perform as a great investment, you can't go wrong with Regency Isle.

Phoenix West condo in Orange Beach, AL is the newest Phoenix and the best yet.  Phoenix West has a lazy river, huge indoor pool, fully equipped exercise room, tennis courts, gulf-front water slides and numerous other amenities.

Sea Chase condo is a little older, but the amenity package is great.  Tennis courts, large outdoor pools, indoor pools are but a few of the things that make Sea Chase a great rental condo.  In the summer months, Sea Chase condo hosts activities on the beach and has a full beach service.

Summer House condo in Orange Beach, AL nis very similar to Sea Chase condo.  In the summer they have gulf water-bikes, water trampolines and a variety of entertainment for guests.

Broadmoor condo in Orange Beach, AL is rent-restricted, has tennis courts, an indoor pool and other amenities that make Broadmoor condo a great place to use while staying on the Gulf of Mexico during any month of the year.

Pelican Pointe condo in Orange Beach is a great rental property with tennis courts an indoor pool, hot tubs, sauna and various other amenities.  Pelican Pointe condo is in central Orange Beach and is walking distance to Orange Beach attractions.

Romar House is a unique condo in Orange Beach, AL.  The units have large  balconies with wrap arounds on the corners.  Indoor pool, tennis courts and numerous other amenities for guest comfort.  Romar House is rent-restricted.

Whitecaps condo in Orange Beach is almost identical to Pelican Pointe with the same features.  Whitecaps is another great rental condo in Orange Beach.

Tidewater condo in Orange Beach is the newer of these four condos and has a solid amenity package and is one of the best rental/price condos in Orange Beach Alabama.

Four Seasons is a great condo in Orange Beach, AL.  The name says it all, but be prepared to pay for it.  It's in a great location and has the Orange Beach fishing pier in front, bring your pole.

Windward Pointe condo in Orange Beach is one of the best rental return to price condos in Orange Beach.  Windward Pointe condo has all of the amenities you could want and is an easy cash-flow condo with supplemental effort through owner-direct rentals.

The Palms is another condo in Orange Beach with tennis courts, indoor pools and rents well.  The Palms has a full beach service for the Spring and Summer and located in East Orange Beach, AL.

I'm noticing a theme with the tennis courts here....Orange Beach is seemingly the tennis mecca of the Alabama Gulf Coast.  Bluewater condo has an indoor pool, hot tub and children's wading pool.  Bluewater is close to Orange Beach shopping and other area attractions.

The Pass condo in Orange Beach, AL has the closest access to the Gulf of Mexico.  The Pass sits at the base of Perido Pass and like Caribe and Grand Pointe condo really has special views of the Gulf of Mexico and it's joining of our intracoastal waterway.  The Pass has an indoor pool, marina, exercise room, hot tub features upscale construction.  The Pass condo is rent-restricted.  Emerald Key condo and Emerald Skye condo are both in central Orange Beach, AL.  As the name infers, they are almost identical, sit next to one another and are good renting property primarily in the Summer months.

Tradewinds had extensive damage after hurricane Ivan and has since been entirely redone.  Tradewinds condo in Orange Beach, AL is unique in that not all units are direct gulf-front.  Some of the units in Tradewinds condo have partial gulf views.  Tradewinds is a solid income-producing condo.

Romar Place condo in Orange Beach Alabama is another great rental property with an amenity package that keeps it booked in the off-season.  Romar Place is centrally located and walking distance to many area attractions.

Silver Beach condo in Orange Beach, AL is a good rental property located across the street from restaurants and shopping venues.  Silver Beach has spacious gulf-front balconies and the only glass paneled balconies in town. 

The Enclave is another condo in Orange Beach with tennis courts, indoor pools and rents well.  The Enclave condo is adjacent to Silver Beach and very similar in design.

Grand Pointe condo is one of my personal favorites in Orange Beach because of the location.  Grand Pointe condo sits at the base of Perido Pass and just behind the jetties which offers a great fishing spot if you have the balance to walk to the furthest point, the fishing is even better, but it's a difficult trek.

All of these condos in Orange Beach, AL are older and generate average rental income. The thing to consider is the cost.  Each of these condos are significantly less than other condos in Orange Beach and like I said before, a chance to get a place on the same beach for a lot less money.  Four Winds condo in Orange Beach, AL is a really good rental property as a low-density complex.  It's close to all of the Orange Beach attractions. 

The Breakers condo and Sunswept condo in Orange Beach, AL are older complexes.  They represent an opportunity to buy a gulf-front condominium for less money, but sit on the same beach as the most expensive addresses in Orange Beach.

Romar Beach condo and Sugar Beach condo in Orange Beach, AL are also older and generate average rental income.  The thing to consider is the cost.  Each of these condos are significantly less than other condos in Orange Beach and like I said before, a chance to get a place on the same beach for a lot less money.  Perdido Dunse condo and Romar Beach condo are wooden costruction and pilings and along with Sugar Beach condo represent the most inexpensive way to get a place on the beach.

Perdido Dunes condo and Perdido Quay condo in Orange Beach has been here for a while but is really in a wonderful location close to the Perdido Pass bridge in East Orange Beach, AL.
